HOUSEKEEPING SUPERVISOR

REPORTS TO:  Operations Manager             

POSITION TYPE:  Permanent, Full-Time

LOCATION:  General Motors Centre (Oshawa, Ontario, Canada)

PREFERRED QUALIFICATIONS:

• Working knowledge of chemical cleaning procedures
• Working knowledge of custodial machines including vacuum cleaners, extraction cleaners, pressure washers, riding scrubbers, sweeping machines, manlifts, etc.
• Familiarity with WSIB requirements and facility safety programs
• Ability to read and interpret MSDS sheets as well as communicate proper chemical handling and usage to employees
• Excellent organizational skills, detail-oriented with ability to handle multiple assignments
• Demonstrated ability to function in fast paced, high pressure environment
• Self motivated and responsible, able to work independently
• Excellent communication skills

JOB FUNCTIONS:

• Select, train, schedule, motivate and evaluate housekeeping personnel; provide or coordinate staff training and safety programs.
• Establish and maintain effective working relationships with staff. 
• Employee Relations; Submit housekeeping department timesheets on a weekly basis to HR for processing; Correct employee deficiencies; implement discipline and work with HR on personnel issues.
• Plan, direct, coordinate, and review the work plan for housekeeping personnel; assign work activities, projects and programs; monitor work flow; inspect work product of subordinates to ensure accuracy and timeliness of completion; meet with staff to review and evaluate work products, methods and procedures and to identify and resolve challenges
• Order, receive, secure and maintain cleaning supplies.
• Coordinates and maintains a programmed facility cleaning schedule while balancing the cleaning of arena events 7 days a week.
• Direct all aspects of a major event post clean including pick and sweep of seats, trash removal, restroom cleaning, compactor operation and floor care
• Conducts pre-shift meetings to review task assignments, delegate work and assign breaks.
• Ability to handle multiple tasks at one time and meet deadlines
• Ensure equipment and resources are in place to perform the job efficiently and safely
• Train staff to operate riding scrubbers, carpet extractors, floor buffers and other cleaning machines
• Periodically conduct inventory of all equipment
• Must have basic computer skills in email, internet, MS Excel & MS Word. 
• Work a flexible schedule including early mornings, days, evenings, overnight, weekends, holidays, extended (long) work days and extended numbers of days

PHYSICAL DEMANDS:

• Constantly move about the facility and remain in a stationary position
• Constantly lift/carry/place equipment weighing up to approximately 25 lbs.

SPECIAL CONSIDERATIONS:

• Start and end times for shifts worked are often outside the hours of public transportation requiring the incumbent to have a valid driver’s licence and access to a motorized vehicle.

SUPERVISES:          Full and Part Time Facility Workers; Operations Assistant Manager,                                               Housekeeping Supervisor

STATUS:                   Full-Time; Salaried

SUMMARY:

The Manager of Operations directs, manages, supervises and coordinates the activities and operations of the facility’s set-up and maintenance programs, including the operation and maintenance of the mechanical, electrical and HVAC systems. Provides overall department administrative planning, direction, and policies, assuring the highest quality service program to assure the most efficient operation and servicing of events. Ensures an effective and cost-efficient program by controlling the departmental operating budget.

ESSENTIAL JOB FUNCTIONS:

·                  Assume management responsibility for all services and activities involved in the maintenance and operations including HVAC, electrical, mechanical, plumbing, chillers, refrigeration, ice making, boilers and associated equipment.

·                  Select, train, motivate and evaluate staff; provide or co-ordinate staff training; work with employees to correct deficiencies; implement discipline and termination procedures.

·                  Plan, direct, coordinate, and review the work plan for facility maintenance and                operations; meet with staff to identify and resolve problems; assign work activities, projects and programs; monitor work flow; review and evaluate work products, methods and procedures

·                  Administer maintenance and service contracts (i.e. HVAC, elevators, pest control, foliage maintenance, fire systems, etc.)

·                  Oversee the set-up of events; coordinate facility arrangements with concessionaires and vendors; direct and monitor the work of contractors, engineers and architects on building projects. 

·                  Order supplies and materials for maintenance programs within budget                              guidelines; receive and maintain supplies

·                  Maintain hazardous materials communication program, material safety data sheets and required records and permits; maintain knowledge of changes in pertinent National, Provincial and Local regulations

·                  Participate in the development and administration of the Operations budget; forecast of additional funds needed for staffing, equipment, materials, and supplies, monitor and approve expenditures; implement adjustments as necessary.

·                  Develop and maintain an accurate record keeping system

·                  Develop and maintain Capital Improvement Project reports and recommendations for the facility

·                  Maintain cost records of work performed and prepare cost estimates as requested

·                  Develop and maintain accountings for labor, materials and utilities by event and cost category

·                  Check, verify and approve all payroll work sheets of personnel under departmental jurisdiction

·                  Attend internal meetings representing the operations department and represents the facility at external meetings as deemed necessary

·                  Act as Chair of the Joint Health & Safety Committee

·                  Must be able to work a flexible schedule including early mornings, days, evenings, overnights, weekends, holidays, extended (long) work days and extended number of days.

·                  Ability to climb stairs and lift 50 lbs, unaided.

NONESSENTIAL JOB FUNCTIONS:

·         Perform other duties as assigned by the General Manager

PREFERRED QUALIFICATIONS

Experience:

·                  A minimum of five (5) years of increasingly responsible experience in facility operations, maintenance or a related field (preferably in an arena, stadium, convention center, or other public assembly facility), with at least two (2) years of managerial experience

Education / Training:

·                  Completion of twelfth grade with specialized training in the building maintenance of HVAC or related building systems.

·                  Familiarity with OSHA requirements.

·                  Knowledge of boilers, chillers, refrigeration and ice making.

·                  Class B Refrigeration Certificate considered an asset

·                  WSIB Joint Health & Safety Certification considered an asset

·                  Computer proficiency in email, MS Word and MS Excel.
